The project began with a ceremonial groundbreaking. The anchor tenant will be Moteon GmbH, an Infineon AG subsidiary that is moving out of the Ilmenau Technology and Start-up Center and building a new corporate headquarters. The company develops innovative solutions at the intersection of simulation, software, and engineering, working closely with partners in industry and research. Ilmenau provides an ideal environment for this kind of work with its strong university and research ecosystem. Moteon currently employs more than 30 people and benefits from its proximity to the Ilmenau University of Technology when recruiting skilled talent.
A second building is also being developed in the Fischerhütte district and will be occupied by B&B Hotels. The investor is Munich-based focus real estate GmbH. The new hotel will strengthen Ilmenau’s tourism and business infrastructure and add an attractive lodging option to the business location.
The development of the long-vacant site was preceded by extensive investments totaling around 6.3 million euros, including flood protection, new bridges, and the restoration of the banks of the Ilm River. Thuringia is supporting the project with 4.5 million euros in funding from the European Regional Development Fund (ERDF). Together, the arrival of new businesses, the hotel development, and the urban regeneration of the site will sustainably transform the disused industrial site while strengthening Ilmenau as a modern business and investment hub.
